Young Professionals Drive Anchorage's Spenard Neighborhood Prices Higher

Sales of single-family homes and condos in the Spenard pocket rose 22 percent in the first six months of 2026 compared with the same stretch last year, according to Anchorage Multiple Listing Service records released this week.
The shift comes as Anchorage faces a five-year low in new housing starts and downtown employers expand hybrid schedules that favor neighborhoods with short commutes to the central business district and the Ted Stevens Anchorage International Airport corridor.
Walkable Blocks Near UAA and Local Venues
Buyers are targeting streets between Spenard Road and Minnesota Drive, where two- and three-bedroom homes built in the 1960s now list between $385,000 and $475,000. The Anchorage Community Land Trust runs a first-time buyer workshop series at its office on 36th Avenue that has drawn more than 180 participants since January. Young professionals also gather at the weekly Spenard Farmers Market on Wednesday evenings and at events hosted by the University of Alaska Anchorage, located less than two miles east.
MLS data show the median sale price in the pocket reached $412,000 in June 2026, up from $368,000 twelve months earlier. Days on market averaged 19, down from 34 in the prior period, with 61 percent of transactions closing above asking price.
Outlook for Buyers and Investors
Local real estate agents advise checking the Anchorage Board of Realtors inventory reports each Friday and touring properties before the August influx of new university staff. Properties within two blocks of the planned 2027 Spenard Road bike lane extension have already posted the strongest price gains, according to the most recent quarterly report.
